These Terms & Conditions ("Terms") govern your access to and use of the website at smithandadams.com (the "Site") and any information or services made available through it. By using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. Who we are

The Site is operated by CHOISE2CHOISE UNIPESSOAL, LDA (NIPC 517525534), trading as Smith & Adams Group, with offices at Av. José Malhoa 14, 1070-073 Lisbon, Portugal ("Smith & Adams", "we", "us"), which provides our investment and residency advisory, property management and hospitality services. Real estate mediation services are provided by BENEFIT DISCOVERY, LDA, a Portuguese private limited company (sociedade por quotas) with registered office at Avenida da Liberdade 69, 4.º A, 1250-140 Lisbon, Portugal, NIPC 517818817, holder of real estate mediation licence AMI 27772 issued by IMPIC.

2. Nature of our services and no advice by website

Smith & Adams provides real estate investment advisory and related coordination services. Content on the Site is provided for general information only and does not constitute investment, legal, tax, immigration, or financial advice, nor an offer, solicitation, or recommendation to buy or sell any property, security, or investment. Any advisory relationship is governed by a separate written engagement.

Residency and immigration matters (including Golden Visa and D2 Visa) are subject to Portuguese law and the decisions of the competent authorities. We do not guarantee any outcome, approval, timeline, or return.

3. Property listings and information

Property details, images, prices, availability, and other information on the Site are provided in good faith and may change without notice. They are indicative only, do not form part of any contract, and should be independently verified before any decision. Prices, where shown, exclude taxes, fees, and transaction costs unless stated otherwise.

Conversions into other currencies use third-party exchange rates and are approximate. Cost, tax and mortgage calculators on the Site produce estimates only, based on assumptions that may not match your circumstances; they are not a quote or a credit offer.

4. No guarantees on investment performance

Property investment carries risk, including the possible loss of capital. Past performance is not a reliable indicator of future results. Any figures, projections, or examples are illustrative and not a promise of future performance.
