Invest in Portugal

Two clear, proven pathways to European residency. Choose the route that fits your goals: entrepreneurial drive or passive capital.

Subject 01

D2 Visa

The D2 Visa is Portugal's route for non-EU, non-EEA and non-Swiss nationals who want to live in Portugal by starting a business, buying an existing one, or working as an independent professional. There is no fixed investment threshold - what matters is a credible, well-documented business plan and proof you can sustain both the business and yourself. We prepare your business plan and oversee the company incorporation, which is handled with specialist local lawyers.

Purpose

Built for active participation. Designed for those starting a company, acquiring one, or operating as a freelancer with a genuine connection to Portugal.

Process Timeline

Clear and predictable. The visa is issued within a few months of a complete application and converts to a 2-year residence permit on arrival.

Minimum Investment

No fixed minimum. You need a viable business plan and proof of sufficient funds - typically from around €11,000 for a single applicant in the first year, more for accompanying family.

Renewal Period

2+3 years. An initial 2-year permit, renewable for a further 3 years. Permanent residency can be requested after 5 years of legal residence.

Subject 02

Golden Visa

The Golden Visa is Portugal's residency-by-investment programme for non-EU, non-EEA and non-Swiss nationals who want EU residency without relocating full time. Since 2023, the qualifying routes are investment-based rather than real estate.

Purpose

A passive capital route. For investors who want optionality in the EU without giving up their base elsewhere.

Process Timeline

Structured and thorough. Processing currently runs 12 to 24 months due to AIMA's backlog, though the authority has been working through it steadily.

Minimum Investment

€500,000 in a qualifying fund. Real estate no longer qualifies (that route was removed in 2023). We work with fund advisors and can make the right introduction.

Renewal Period

Residency without relocation. Just 7 days in the first year and 14 days in each subsequent two-year period. Permanent residency available after 5 years.

FAQ

Investing in Portugal, your questions answered

Is Portugal still a strong route to residency through investment?
More than ever. Portugal remains one of Europe's most attractive residency-by-investment destinations, with several fully active pathways. The Golden Visa continues through qualifying investment funds (from €500,000), and property remains an excellent route to euro-denominated income that pairs naturally with options like the D2. We help you choose the path that fits your goals best.
What Golden Visa routes are open today?
You have real, proven options. The most popular is a €500,000 qualifying investment fund, alongside routes for scientific research, arts and cultural heritage, and job creation. Each is a viable way in, and we match the right one to your capital, timeline, and risk appetite.
Golden Visa or D2 Visa, which one is for me?
Both are excellent, and both work, they simply suit different people. The Golden Visa is ideal if you want residency with minimal time in Portugal and maximum flexibility. The D2 is perfect if you want to actively build a business or self-employment here. We walk you through both so the choice feels obvious.
What do I need for the D2 Visa?
Less than most people expect. There is no fixed minimum investment, what counts is a solid business plan and enough capital to support your activity and stay. This makes the D2 one of the most accessible and flexible routes into Portugal, and we help you build a strong, credible application.
How much time do I actually need to spend in Portugal?
As little or as much as you want. The Golden Visa asks for only a few days a year, ideal for investors who want a foothold in Europe without relocating. The D2 suits those ready to spend more time here. Either way, you know exactly what is expected before you commit.
Can this lead to Portuguese citizenship?
Yes, and it is a clear, well-trodden path. After five years of legal residency you can apply for citizenship, with a straightforward Portuguese language test (A2) and a clean record. Both the Golden Visa and the D2 count toward that five-year timeline from day one.
Can I invest and handle everything from abroad?
Completely. Most of our clients never relocate to get started. We coordinate viewings, due diligence, legal structuring and, where relevant, the visa process, then manage the property for you. Distance is never a barrier to owning and earning in Portugal.
Why invest with an independent advisor?
Because you get clarity, not a sales pitch. We only present opportunities that genuinely fit your goals, with net returns and risks laid out before you commit, and investment plus residency guidance under one roof. One team, one plan, working entirely in your interest.
